20 Best Silicone Roof Coating Products (2023 Updated)

Works somewhat. Tried to write a specific review twice and lost it. It doesn’t last basically. Yeah also good luck on warranty. No response!Used it on used and new substrate. It does work, but splits and bubbles in spotsWould give 3 stars of they respected the warranty or at least responded.

I have not found anything better though???.

The first pail I received was a solid block, the silicon had already cured in the bucket. I was sent a second pail at no charge. It had been tipped over in transit and had leaked in the box. I tried to use it but it had already started thickening.

It was very difficult to spread.

I’ve used hundreds of gallons of the top brands for commercial roofing and this product is #1 in my opinion because this elastomeric roof coating has silicone in it and is much better. I have repaired leaks for customers with this product when several other roofing companies could not.

TERRIBLE! I bought 3 buckets in Oct 2020 from ACE and immediately applied it. When it started to rain a week after, everything washed off! The company, Gardner-Gibson, claims to have 10 years warranty and when I reached out and filled out a claims form, they proceeded to ignore me.

Ignorant customer service! You’re better off choosing another product and brand!.

I have just completed painting the entire outside of my house with Black Jack Ultra-Roof 1000. On new stucco which took a very long time, I used a paint brush. The roller just missed to many spots on the new stucco.

I did at least 2 coats. The roller was fine on the rest on the old painted parts of the house. This stuff helped to hide everything. The cracks were filled in well. The missing paint chips were hidden.

The color in the bucket dried to a different color. Which worked out well. The wife loved the pastel color yellow. The color in the bucket was a exact match for my home. But after it dried it was darker and yellow.

The color in the bucket was almond like my house was. Ace hardware mixed it well. But as the bucket says it turns to a pastel color( after it dries). It took about 14 buckets to paint my house which is 3700 square feet two story.

The only bad thing is it marks easy. The kids hit it with a toy it leaves a mark. I painted the gutters, telephone wires, the edge of the shingles that hung over, and the wood around the windows.

I read you can use this product on camper roofs, I applied on my EPDM camper roof last May, this month (March) I was up on roof to check roof seams and almost ALL of this roof coating washed off! I was super disappointed as product label says it works on camper roofs, I assume they meant metal, but it didn’t specify.

I bought this based on the reviews, the price made me think about it but in the end I bought it. The 5 gallon pail weighs over 65#! It took me almost 15 MINUTES to completely mix the stuff up using a drill!! I used a paint brush to do the entire roof.

I didn’t like how it went on with a roller. The finished roof looks and feels incredible!! I was curious to see how thick it set up using the paintbrush. I put some on a piece of tinfoil, using the same technique I did on the RV roof.

After completely dried it took a little bit of time to get it to come off of the tinfoil, which I thought was a positive. In my opinion, this means that it should adhere to the rubber roof even better because of its porosity.

Peeling the RV Fletcher pair off the tinfoil resulting in about a millimeter to 1. 5 mm worth of product thick on the roof. Very impressive! I highly recommend this stuff, it is worth every penny. I have a 33 foot fifth wheel, even putting it on with a paintbrush I still have about 2 gallons left over.

Five roof vents, 1 AC unit etc… Recommend the stuff, and I will definitely buy it again if I need to.

This stuff is super thick and changes the feel of the roof entirely. I am a full grown man about 230 pounds. The roof before this stuff had a minor flex to it. After doing a single thick coat of this sealer it’s like a rock up there.

No give to the roof. I love it! In some of the more poor areas of the roof I just poured the sealer in the area and spread it out evenly as possible with a roller. Did a total of two coats. I scraped the flaky stuff off before I painted.

I also removed the satellite dish that was I never used and the RV antenna that was outdated. The more up there the more possible issues in the future. I used their tape to cover the holes and areas they were in after cleaning it properly.

I sealed around the edges / trim with an adhesive. I don’t think I will ever have to touch my roof again.

This is really a good product went on easily enough, but took some work to get it on, I used a roller and a brush to get it on thoroughly. First I prepped the roof by scrubbing it twice to get all the dirt up and then let it dry thoroughly before applying.

I applied it later in the afternoon so that I did not have direct sun overhead. It looks really good and covers very well, had some strong rains a couple of days later and the water just rolled off. I bought the 5 gallon bucket and that was way too much, I should have only bought a couple of gallons.

I have enough left to do another coat and my sons camper as well.

Product is what its suppose to be. Koo seal has a good repetition. However the shipping was another story. First can I ordered was shipped correctly, With foam to support the can and clips on the lid so it wouldn’t pop open.

No issues what so ever. I ordered a second can. One wasn’t enough. This one came with issues. The can had been placed in an oversized box with NO foam or anything to support it or clips for the lid. Needless to say.

It was damaged and leaked all in the box. I called Walmart. They were quick to say they replace it right away. No issues with customers service, However this review is before it has arrived, So we shall see how this one arrives.

My older home has a flat tin roof that is prone to leaks from pin holes. Painting and patching had little to no effect. The Kool Seal product is a sort of rubberized paint that plugs small leaks. I apply it once every five or six years and the leaks are a thing of the past.

I can’t begin to recommend it too highly.

Had awesome reviews. Easy to apply One gallon did a double coat on our trailer roof and I have no reason to believe it will not provide a durable waterproof seal. Would use it again in a heartbeat

This stuff is the best sealer available. I fixed an 18 yr. old RV that I ran through a wicked hail storm. No leaks, its awesome! Before starting to seal wash thoroughly with a good detergent like Dawn.

Rinse well and patch tears and holes, seams, and cracks with RV Roof sealer tape. Then put on as many coats as you think it needs. ( the more the better). Allow 3-5 hrs cure time between coats depending on temperature/humidity.

Update; After a year of brutal Texas weather this coating is still looking like new. UV resistance is great and its staying pliant. No leaks or checking from shrinkage. Im very satisfied with this product.

Update-; I had softball/grapefruit size hail that beat all the windows out of my house, and the RV. Busted the windshields out of my vehicles also. 8 days later baseball size hail again broke the windshields that were replaced.

The HENGS roof on that RV is 100% ok. It withstood three ferocious hail storms. I am not exaggerating, the RV is history/totaled/shredded, but that roof doesnt appear damaged. There was a some rain and it does not leak.

i read the reviews on this product and took a chance. The price was more than i hoped but i ordered 4 gallons to do a 1994 10×30′ motor home. I read that coverage was about 2 1/2 gallons for this size.

after a weekend of GOOD prep i was ready for the coating. WOW this was a great coverage product. used about 5quarts (a little over a gallon) for the first coat. Im a journeyman painter and put on alot of products but this covered great.

I brushed the cut work and rolled the flat and put a good heavy coat down and im very pleased with the results. if the product holds up IM SOLD. a bit of advise. use on a cooler day as it will skin over in the bucket and roller tray.

low humidity was about 70 and overcast but no rain. I will put a second coat on and see how it holds up. 2 thumbs up.

This is an initial review, time will tell. The product seems to be of very good quality and has a thickness to it. Pre-cleaning of the roof area is a must and following the instructions is a must. I used dawn liquid but made sure it was washed off completely, had no problem with this.

The product went on simple and easy on my old EPDM roof/after minor repairs were made. I would give the product an excellent rating, but check back with me in a couple of years.

Recommended to do before roof failure. Just follow the directions to extend flat roof life for at least 5 years or more. Added bonus of reflective white definitely cools my garage compared to before.

Will be reapplying another coat in the fall for good measure.

I bought this to do 2 things. To seal and lighten the steel roof of my metal garage. I used a brush for small or tight areas, but used a cotton mop that I had shortened the strands by 1/2 length to mop it on.

I had rather have been able to spray it on with a airless paint sprayer, but I didnt have time to drive 50 miles to go rent one. The mop and brush worked just fine, but I did have to apply 2 coats since the mop strands that I Iused were fairly corse and would pull the film a little too thin to completely hide the darker colored roof.

Only time will tell on durability, but appears to a good product at this point.

It is Easy to apply for the flat shingle roof. I just blew the dust on the roof and use the paint roller to apply. I do not know the quality, but covering an additional coat to the roof, Peace of minds to do soil is no doubt to provide to me a peace of mind as the roof getting more protected.

The product is thinner than I thought but the coverage is much higher than quoted. I applied the product with a roller with an inch and a half nap.

It is a very tough coating when dry. It is best applied with a roller, but you need to work pretty quickly as it begins to thicken quite soon as it is being applied. If you take too long to roll it out, it becomes a little bumpy, but does not hurt it’s performance.

It is not a cheap coating. It is up to about 3 times the cost of the lesser quality, acrylic coatings. The warranty says 100% limited lifetime warranty while the acrylic state 7 or 10 year limited, depending on the quality of the coating.

It appears to bond very tightly, as mentioned in the description. The roof seems to be firmer then before application. My roof appeared to be about 1/2 dry after 24 hours. Was a little soft in spots.

After 2 days, it appears to be dry and firm, but instructions say complete curing/recoat 28 days after application.

Biught this before covid for $238. Now they are price gouging. For an ok product. I have an old metal flat roof we coated. Have to put it on a lot thicker then directions say.

The 100% silicone elastomer as a roof coating seems to be one of the few materials that can hold up in the hot bright sun for years at 4,000 feet, holding a seal on whatever its glued to below. I’ve coated my shallow pitch roll-roofing main roof with it to extend its life rather than pull up the two layers and start over.

The roofing guys say its too shallow for either metal or shingles. I’m hoping it will last another 5 to 10 years with any luck. The white reflective coat has already made my house noticeably cooler this summer.

It sealed an RV roof effectively. Survived one rain storm. Water came through on 2nd storm. It sealed great if your platform isn’t moving. I give it two Star, the product, obviously could not stand up to durability as it claims.

After over a decade of using this product for myself and discussing experiences with professionals I have to limit my overall rating. If you want the short story it gets two star of 5 because it really last about 2 of the 5 years it claims.

The truth is I love this product. However, I live in the Florida Keys and while this product does a great job to seal and protect the roof it lacks greatly in longevity. After around 30 months the UV protection noticeably begins to break down.

At that point it may take six months to see an effect great enough that it requires more work. I have found that from the zone 11 sun/ amount of solar radiation (average day is 1050-1275) it is my and some contractors in my area personal opinions that this product needs to be recoated every 24 months to ensure protection that your looking for with our a LOT more headache.

Seals concrete as advertised, including roof leaks. We have a concrete dome and this is better than the standard elastomeric coating without acrylic for penetrating and sealing. Can be sprayed in with a cheap air sprayer without thinning and works as advertised.

I just had my handyman put on the first layer a week ago. I think it can seal small cracks on the roof as well. I cannot tell whether the coating can reduce heat of the house in summer until next summer comes.

The other problem is that the coatng is white while all the roofs are black with singles and tart touch. So my roof now looks strange from our neighbours’. I believe it’s worth to try if you don’t mind the color and the price.

I think Home Depot will have a better deal with the same product.

This stuff really coats your camper roof. Almost eliminates the the need for caulking. It will seal everything if you apply a sufficient amount. Two coats and you are good to go. Can speak for durability yet; we will see how it holds up over time.

This product solved my problem. If it lasts 15-20 years it wil easily be worth every penny.

Seem good quality , will know in a couple yeArs if it stands up to the weather . Time will tell.

Excellent product. Worked perfect. Covered more sqr ft than expected. I put the second coat on very thick. Simply excellent and easy to use and clean up was a breeze!

Purchased 2 buckets to coat my roof on a 12 x 60 MH First coat took about 5 gallons( thick ) the outside temp was in the mid 80s and inside it was probably close to 90 as I am sitting in the sun all day with no tree’s for shade.

I basically am sitting in a sweatbox. Put on the first coat and could not believe it when I went inside. the temp had dropped at least 7 to 8 degrees!!! I waited about 2 weeks to apply the second coat and really put it on super thick.

This coat still only took about 2. 5 – 3 gallons and probably dropped the inside temp another 2 or 3 degrees. Needless to say I am extremely happy with this product. So in summary here’s what it all boils down to.

I had a 12 x60 MH with a very rusty roof. I sanded it with awire brush , applied 2 gallons of rustoleum rusty metal primer. Waited a week put on first coat waited 2 weeks put on second coat. Had about 2 gallons left over from 2 buckets ( 4.

75 ) each. My inside temp has dropped around 8 – 10 degrees and my roof looks like it has a fresh coat of snow on it. This stuff goes a lot farther than the specs say and is well worth the money.

Have a 3 tab shingle roof. It is not leaking but the shingles are starting to deteriorate a little. Some of the tabs have become loose, the sand type coating was getting thin in places ect I decided to try and get a little more life out of the roof so I rolled out 2 coats of this on it.

I think it will last for a lot longer now. Its been over a year and the roof looks the same has not lost any more tabs. Probably not the right way to go but it is working time will tell if it was a good investment.

This coating lasted 3 years and still like new and on my opposite side i decided to coat rather than a new roof cost of $16,000 Lanco Siliconizer with extras $1450 big difference = 3 coats with roller then a coat of Dyco pool deck paint to add color.

sealed up nice and waterproof! Lanco patch and crack sealer a must. Awsome products and will stick to any surface but give time to dry 4-6 hours for roof coating and 2-4 days for patch. then recoat and your done.

No loans on the house and i got a new roof. thank you Lanco great product.

I put this on, 2 years ago. The first year, it cut down on heat and worked well. By the end of the year, mold was growing very well on it as though this is mold fertilizer. By mid way through the second year the surface was cracking and disintegrating.

By the end of the second year, large pockets filled with water were formed between the “paint” and the roof. That, despite the fact the roof had been thoroughly cleaned with an industrial cleaning solution then rinsed and dried.

Now I have to scrape the remains off the roof, clean the roof again and paint with ordinary white paint.

I had to build a new roof for my pop-up camper a few years ago. when I got done framing it up and boxing the roof in all I done was painted it with this paint, put several coats on it and I think I even bought a second gallon and put more coats on it.

it is 2 years later and it has never leaked a drop and it has never been covered up just sitting out in the weather for 2 years straight. so yes I highly recommend this. I ma actually replacing the walls in a 21 ft palomino camper as I write this, my plans are to paint the exterior wall with this and nothing more.

this stuff is a miracle worker, hats off to Walmart for selling such an amazing product at an extremely low price.

IšverstiShow in original languageBought one gallon to cover my rubber roof. I have a 40 foot Class A. It just made it for one coat. Roof looks like new. Very easy to use, brushed around roof units and edge of roof and rolled the rest.

Make sure roof has been cleaned. No need, I don’t think, for special cleaning product. Used Oxy clean, works great with some elbow grease, then washed my motor home afterwards. No need to put a covering around roof edge if your a careful painter.

Prep and application are very straight forward, as detailed on the can (also watch YouTube Video-RV Rubber Roof Coating System by Dicor.

My only challenge was to get it all done in one day- Applied on a fall day and time to complete was close to ensure enough light remained in the day. Make sure you start as early as possible to ensure you get the 2 coats down.

The product applied easier than painting the walls of a room. I did not notice a strong smell and the flow and coverage was really good not sticky- used a roller and paint brush as needed. I ended up purchasing 3 gallons for my 30 ft rig.

Two gallons may have sufficed but I ended up applying the 3rd coat the next day-probably overkill, but worth it to me as this roof did not have much left on it and it gave me peace of mind. At the end of the project, I found that the roof looked almost new.

I did not notice any cracks or lesions in the roof as the material covered them very well. This product will not solve any issues with roof edges lifting-I used EternaBond Roof Seal Sealant Tape to tackle and concur the edges.

This product worked really well, better than I expected and saved me from replacing my roof.

3 stars for 3 reasons. 1. For some unexplained reason 2 of the 4 cans came significantly damaged. This happens more often than not it would appear looking at comments. 2. Although I expect the product within to be excellent, the damaged cans will be harder to work with.

3. I have not yet applied the coating, hoping that Hengs’ customer support would have answered my email question about pigmentation by now.

Product went on to smoothLy and cover the surface well. Only time will tell how well it sustains the sun and weather..
