I bought this to do 2 things. To seal and lighten the steel roof of my metal garage. I used a brush for small or tight areas, but used a cotton mop that I had shortened the strands by 1/2 length to mop it on.
I had rather have been able to spray it on with a airless paint sprayer, but I didnt have time to drive 50 miles to go rent one. The mop and brush worked just fine, but I did have to apply 2 coats since the mop strands that I Iused were fairly corse and would pull the film a little too thin to completely hide the darker colored roof.
Only time will tell on durability, but appears to a good product at this point.
It is Easy to apply for the flat shingle roof. I just blew the dust on the roof and use the paint roller to apply. I do not know the quality, but covering an additional coat to the roof, Peace of minds to do soil is no doubt to provide to me a peace of mind as the roof getting more protected.

Product is what its suppose to be. Koo seal has a good repetition. However the shipping was another story. First can I ordered was shipped correctly, With foam to support the can and clips on the lid so it wouldn’t pop open.
No issues what so ever. I ordered a second can. One wasn’t enough. This one came with issues. The can had been placed in an oversized box with NO foam or anything to support it or clips for the lid. Needless to say.
It was damaged and leaked all in the box. I called Walmart. They were quick to say they replace it right away. No issues with customers service, However this review is before it has arrived, So we shall see how this one arrives.
My older home has a flat tin roof that is prone to leaks from pin holes. Painting and patching had little to no effect. The Kool Seal product is a sort of rubberized paint that plugs small leaks. I apply it once every five or six years and the leaks are a thing of the past.
This Roof coating is formulated from 100% acrylic latex polymer. Use on RV rubber roofs and as a reflective and protective coating. This product expands and contracts with the roof, and resists cracking, impact, and UV rays.
This stuff is the best sealer available. I fixed an 18 yr. old RV that I ran through a wicked hail storm. No leaks, its awesome! Before starting to seal wash thoroughly with a good detergent like Dawn.
Rinse well and patch tears and holes, seams, and cracks with RV Roof sealer tape. Then put on as many coats as you think it needs. ( the more the better). Allow 3-5 hrs cure time between coats depending on temperature/humidity.
Update; After a year of brutal Texas weather this coating is still looking like new. UV resistance is great and its staying pliant. No leaks or checking from shrinkage. Im very satisfied with this product.
Update-; I had softball/grapefruit size hail that beat all the windows out of my house, and the RV. Busted the windshields out of my vehicles also. 8 days later baseball size hail again broke the windshields that were replaced.
The HENGS roof on that RV is 100% ok. It withstood three ferocious hail storms. I am not exaggerating, the RV is history/totaled/shredded, but that roof doesnt appear damaged. There was a some rain and it does not leak.
i read the reviews on this product and took a chance. The price was more than i hoped but i ordered 4 gallons to do a 1994 10×30′ motor home. I read that coverage was about 2 1/2 gallons for this size.
after a weekend of GOOD prep i was ready for the coating. WOW this was a great coverage product. used about 5quarts (a little over a gallon) for the first coat. Im a journeyman painter and put on alot of products but this covered great.
I brushed the cut work and rolled the flat and put a good heavy coat down and im very pleased with the results. if the product holds up IM SOLD. a bit of advise. use on a cooler day as it will skin over in the bucket and roller tray.
low humidity was about 70 and overcast but no rain. I will put a second coat on and see how it holds up. 2 thumbs up.
This is an initial review, time will tell. The product seems to be of very good quality and has a thickness to it. Pre-cleaning of the roof area is a must and following the instructions is a must. I used dawn liquid but made sure it was washed off completely, had no problem with this.
The product went on simple and easy on my old EPDM roof/after minor repairs were made. I would give the product an excellent rating, but check back with me in a couple of years.
Ames Maximum-Stretch is a thick, high quality rubber and acrylic elastomeric coating designed specifically for waterproofing, repairing and maintaining many different types of roofs. Temperature fluctuations and severe weather will cause tremendous expansion and contraction of roofs which loosens up the building over time causing roofs to fail and leak.
Ames’ Maximum-Stretch has remarkable adhesion and is easy to apply. Ready to use – no mixing required. It dries rapidly to form a cool white, watertight roof membrane with up to 750% elasticity that expands and contracts with the roof surface.
Ames’ Maximum-Stretch stays cool and resists cracking and peeling. It reflects up to 98% of the sun’s rays to reduce roof temperature and energy costs. Ames’ Maximum-Stretch remains flexible at freezing temperatures.
It has been developed for a wide range of climates from hot to cold, and formulated to help resist fungus, mold and mildew.
Used this for a concrete dome roof structure for waterproofing. Paint stay remarkably stable during months of storage without any settling or visible separation. Goes on well with roller or brush. Follow the recommended two or more coats for best coverage and protection.
Does seem to have some residual tackiness once dry but I put this down to it’s rubbery nature. Has great elasticity compared to other budget elastomerics that I have used before. Time will tell if it holds up to the elements but first impressions are good.
Love this stuff! I spent years trying to waterproof my upper plywood deck and nothing seemed to work. I bought the Ames Elasto Barrier and the topcoat, Maximum Stretch. All the application went well; it was fairly easy; very washable and low or no odor.
I waited until a heavy rain and the stuff worked! I have only applied it a few months ago, so I don’t know about how long it will last — I am hoping for at least a few years. Anyhow, I do recommend this product and I was glad I discovered it! PS: The white Maximum Stretch does a great job of reflecting the sun’s rays! My deck does not burn up anymore!.
I liked the water clean up and the ease of using a roller to apply. Seemed a little thin , took several coats to cover the base coat super elasto-barrier. I also like you could cover over tar patches I had used previously on the roof with the base coat super elasto-barrier.
Dicor’s Metal RV Roof Coating, forms a rubber-like blanket of protectioin. The 100% Acrylic Resin is super bright white and helps keep interiors cooler. The dry paint film resists mildew and algae, is easy to apply and requires only soap and water to clean up.
For use on metal RV roofing Dicor Elastomeric RV Roof Coating protects and beautifies metal, aluminum, steel and previously coated RV roofs. Dicor Elastomeric RV Roof Coating is formulated with 100% Acrylic Elastomeric resins to form a rubber-like coating that will expand and contract with movement of the roof.
Arctic White RV Elastomeric is brilliant white to provide superior reflectivity, thereby lowering interior temperatures. Requies two coats for adequate protection at an application rate of 1 gallon per 200 sq.
I used this along with Dicor’s surface conditioner, non-sag sealant caulk and Eternabond tape. Dicor’s website isnt very clear, so after a lot of research, this is what I did: i used two coats of the Eterna-prime conditioner, (roller) then two coats of this roof coating using a roller, (low nap) and a third with a brush.
Then sealed holes and gouges with Eterna-bond tape, and sealed around the vents with Dicor’s non-sag caulk. The directions say two coats, but i just wasn’t happy with the coverage after two coat. It just looked and felt thin.
So i did a third with a brush. i was able to get more material on the roof with one brush coat then with two roller coats. i recommend a high-nap roller, not a low nap like i used. Or a brush. Tips: Use this outside.
dont get it on you. it wont coat over silicone. Its needs two hours in the sun to cure. I wrote reviews on the other Dicor Eterna-materials. Its been a month, and we’ve had two big thunderstorms with wind, and no leaks.
This coating goes on much easier than may be expected. In fact it lets you know if you are applying the correct amount by the ease with which it allows itself to be applied. Right amount goes on like it is flowing by itself.
Too much or too little you can feel the resistance. Right amount of the right stuff equates to a no leak winter coming up and thanks to Dicor, I’m ready.
Elastomeric roof coating siliconized white Advanced waterproofing technology, reduces heat-build up, professional grade. Product forms a thick, rubberized shield that expands and contracts to prevent cracking and roof damage.
Provides a highly protective barrier which reflects the sun’s UV rays. C overs approximately 50-75 sq. ft. per gallon per coat. Meets Energy Star performance ratings.
TERRIBLE! I bought 3 buckets in Oct 2020 from ACE and immediately applied it. When it started to rain a week after, everything washed off! The company, Gardner-Gibson, claims to have 10 years warranty and when I reached out and filled out a claims form, they proceeded to ignore me.
Ignorant customer service! You’re better off choosing another product and brand!.
I have just completed painting the entire outside of my house with Black Jack Ultra-Roof 1000. On new stucco which took a very long time, I used a paint brush. The roller just missed to many spots on the new stucco.
I did at least 2 coats. The roller was fine on the rest on the old painted parts of the house. This stuff helped to hide everything. The cracks were filled in well. The missing paint chips were hidden.
The color in the bucket dried to a different color. Which worked out well. The wife loved the pastel color yellow. The color in the bucket was a exact match for my home. But after it dried it was darker and yellow.
The color in the bucket was almond like my house was. Ace hardware mixed it well. But as the bucket says it turns to a pastel color( after it dries). It took about 14 buckets to paint my house which is 3700 square feet two story.
The only bad thing is it marks easy. The kids hit it with a toy it leaves a mark. I painted the gutters, telephone wires, the edge of the shingles that hung over, and the wood around the windows.
I read you can use this product on camper roofs, I applied on my EPDM camper roof last May, this month (March) I was up on roof to check roof seams and almost ALL of this roof coating washed off! I was super disappointed as product label says it works on camper roofs, I assume they meant metal, but it didn’t specify.
Henry 587 Durabrite white elastomeric roof coating is a premium, high-solids formula offering better weather protection, solar reflectivity and longevity than economy-grade reflective roof coatings. The cured coating forms a permeable membrane that prevents liquid infiltration but allows moisture vapor to vent or breathe out of underlying substrate.
As an ENERGY STAR partner, Henry has determined that this product meets the ENERGY STAR guidelines for energy efficiency.
We have a lot of storage units on our property, most with flat roofs. We have used the Henry Dura-Brite product for the last 15 years. We use it to seal-up and protect the roofs from the damaging effects of the weather, to help ensure that our storage clients don’t end up with a leaky roof.
We get a lot of hail and heavy rains in the summer, so we re-coat the roofs every three years. It isn’t that hard, you can either roll it on with a roller, or spray it on with a paint spraygun. We have applied it either way and it goes on easily but thickly.
The coating has a rubbery feel to it. Hail bounces right off without dinging-up the metal. You could buy Flex-seal, but one gallon of Flex-Seal costs the same as FIVE gallons of Henry Dura-Brite. Under most circumstances, the obvious choice is the Henry Dura-Brite.
Product is good, but if you live in an area with trees and shade this product does not work well. Within 1 years time my roof turned green from algae. This product does not block algae. If used in a shaded area algae will turn the roof green.
Disappointed it does not have an algae blocker. Back to aluminum roof coating for me. Wasted my money on 2-5 gal buckets. Other then the algae growth the product was great.
Rust-Oleum 301904 7-Year Elastomeric Roof Coating comes by the gallon and is designed to provide weather resistance and improve the energy efficiency of your home. This white roof coating has a 67 percent initial reflectivity value, protecting your roof and keeping your home cool in the hot summer sun.
Its long-term durability and excellent resistance to weathering mean that one application will keep your roof weather-tight for seven years. This Rust-Oleum roof coating works to waterproof and weatherproof several roof types: metal, weathered single-ply membranes, smooth surface asphalt built-up and modified bitumen roofing substrates.
It is resistant to mildew and dirt-pickup, so it will remain bright white.
I put this on, 2 years ago. The first year, it cut down on heat and worked well. By the end of the year, mold was growing very well on it as though this is mold fertilizer. By mid way through the second year the surface was cracking and disintegrating.
By the end of the second year, large pockets filled with water were formed between the “paint” and the roof. That, despite the fact the roof had been thoroughly cleaned with an industrial cleaning solution then rinsed and dried.
Now I have to scrape the remains off the roof, clean the roof again and paint with ordinary white paint.
I had to build a new roof for my pop-up camper a few years ago. when I got done framing it up and boxing the roof in all I done was painted it with this paint, put several coats on it and I think I even bought a second gallon and put more coats on it.
it is 2 years later and it has never leaked a drop and it has never been covered up just sitting out in the weather for 2 years straight. so yes I highly recommend this. I ma actually replacing the walls in a 21 ft palomino camper as I write this, my plans are to paint the exterior wall with this and nothing more.
this stuff is a miracle worker, hats off to Walmart for selling such an amazing product at an extremely low price.
Lanco White Seal Plus is a thick, 1 component and high performing, 100% acrylic elastomeric roof and wall sealer. It will provide a 100% waterproof and weather proof seal adhering tightly to any surface without the aid of a primer.
It dries extremely fast throughout a process of transition, taking half the time it usually takes a regular sealer to dry. It attracts heat because of its blue color, but after 4-hours it turns ultra-white.
Hello I am glad that I found something to put on my mom’s roof. She didn’t know that the last Hurricane had weakened some shingles and one of her bedrooms had water leaking in. I have had two back fusion’s and a stomach hernia surgery in the past five years and I will have to get someone to help me put the sealer on the shingles very soon.
I wish someone from your company could tell me if there is a way to apply the sealer with a paint sprayer of some kind or is it primarily a brush and roller application. I have not opened the buckets yet to see how thick the sealer is.
If you have any good applications to use for putting this on her roof please let me know.
This is the best and most reasonable priced rubber sealer and even better than Flex seal. I also used a cheap spray sealer as an additive to the primary sealer and my results were priceless. I appreciated the fact of you changing my first choice of the 5-year to 10-year lifetime application and kept the same price! I’ll always find it a pleasure to do business with you all at Ebay.
I got the product in perfect condition. I had built a handcycle, and built a shed to park it in. Sadly, it’s fall here and temps dropped to below 50 F. and being in a wheelchair and will be applying this to the roof.
So I will if possible review this product after I use it in Spring of 2019. I had hoped to get this applied before temps dropped to low for it to dry properly. From what I read about this it seems impressive.

Is a high solids acrylic elastomer coating system that provides superior weatherability, ultraviolet resistance, fire retardation, elongation, flexibility, adhesion, and ease of application. It is an excellent protective elastomeric barrier for extending the life of your rubber roof membrane.
Application must be preceded with Dicor Rubber/Roof Primer/Cleaner for proper adhesion. Requires two coats for adequate protection at an application rate of 1 gallon per 125 sq. ft. per coat.
IšverstiShow in original languageThis product was used on an original 2005 Fleetwood Fifth Wheel rubber roof that was in pretty bad shape. Overall, this product worked amazingly! Prep and application are very straight forward, as detailed on the can (also watch YouTube Video-RV Rubber Roof Coating System by Dicor.
My only challenge was to get it all done in one day- Applied on a fall day and time to complete was close to ensure enough light remained in the day. Make sure you start as early as possible to ensure you get the 2 coats down.
The product applied easier than painting the walls of a room. I did not notice a strong smell and the flow and coverage was really good not sticky- used a roller and paint brush as needed. I ended up purchasing 3 gallons for my 30 ft rig.
Two gallons may have sufficed but I ended up applying the 3rd coat the next day-probably overkill, but worth it to me as this roof did not have much left on it and it gave me peace of mind. At the end of the project, I found that the roof looked almost new.
I did not notice any cracks or lesions in the roof as the material covered them very well. This product will not solve any issues with roof edges lifting-I used EternaBond Roof Seal Sealant Tape to tackle and concur the edges.
This product worked really well, better than I expected and saved me from replacing my roof.
IšverstiShow in original languageThis was pretty easy to apply, just had to plan the application, so we didn’t paint ourselves into a corner. Used cheap brushes, to apply around vents, A/C units, etc.
, and threw the brushes away when finished. They worked just fine for application. using a roller to apply to rest of roof made the job easy and it looked really good when finished. We used almost 3 cans to apply two layers of coating on our 37′ long 5th wheel, so coverage was better than the 125 sq ft per gallon listed on the can.
Finished product looks really good. we expect this to really extend the life of our 12 year old rubber roof.
IšverstiShow in original languageMy RV roof probably has never been recoated in 14 years. I applied the cleaner/activator after blowing all the debris off. Used a sprayer to apply. Let dry. Then put first coat on.
Day was getting late, but I applied second coat as darkness was setting in. Let dry for a while and then covered with plastic. Removed plastic the next day. Roof looks like new. BTW, using a pressure-washer is highly recommended.
GacoRoof 100% Silicone Roof Coating creates a seamless membrane to seal and repair existing roofs and permanently protect against leaks, permanent ponding water, and the damaging effects of severe weather.
1 to 12 Hr. cure time, dry to the touch. Bonds to asphalt, composite, concrete, fiberglass, metal, and most existing coatings on flat or sloped roofs. UV resistant. Ideal for use on flat and sloped roofs including, but not limited to, large and small buildings, homes, garages and patio covers, sheds and barns, mobile homes, RVs and more.
It sealed an RV roof effectively. Survived one rain storm. Water came through on 2nd storm. It sealed great if your platform isn’t moving. I give it two Star, the product, obviously could not stand up to durability as it claims.
Complete your home improvement or repair project with the KST Coatings Elastomeric Roof Coating (KS0063600-20). It is formulated with a 100 percent acrylic polymer that offers a high level of adhesion while resisting peeling and cracking.
The white roof coating also delivers outstanding reflectivity. It can be applied on top of different surfaces, including stucco, concrete, masonry and fiberglass. It provides protection from moisture and mildew.
It also expands and contracts with your roof, which makes it suitable for all seasons.
I used Kool-Seal to coat my terminally leaky, nearly flat roof that was previously covered with 3ft wide roll out asphalt. Be sure to put Kool-Seal on thick enough, don’t be tight with it. I don’t think I got the advertized 80 sq ft per gallon, but I bet you anything my roof never leaks again.
BONUS FEATURE: If you don’t want your house to look like it’s wearing a bandage on it’s head, you can take your buckets of Kool-Seal over to the paint department and have them tinted any color you like, just like any latex housepaint.
Siliconizer Roof Coating is a thick, rubberized, high performance and silicone-modified elastomeric roof coating. When applied as directed, it will provide a waterproof and weatherproof coating, adhering tightly to any of the suggested surfaces and it will not crack or peel despite exposure to severe weather or wind-driven rain.
The elastomeric heat-reflective formulation will protect from sun-rays and also reduce inside temperatures.
After over a decade of using this product for myself and discussing experiences with professionals I have to limit my overall rating. If you want the short story it gets two star of 5 because it really last about 2 of the 5 years it claims.
The truth is I love this product. However, I live in the Florida Keys and while this product does a great job to seal and protect the roof it lacks greatly in longevity. After around 30 months the UV protection noticeably begins to break down.
At that point it may take six months to see an effect great enough that it requires more work. I have found that from the zone 11 sun/ amount of solar radiation (average day is 1050-1275) it is my and some contractors in my area personal opinions that this product needs to be recoated every 24 months to ensure protection that your looking for with our a LOT more headache.
Seals concrete as advertised, including roof leaks. We have a concrete dome and this is better than the standard elastomeric coating without acrylic for penetrating and sealing. Can be sprayed in with a cheap air sprayer without thinning and works as advertised.
I just had my handyman put on the first layer a week ago. I think it can seal small cracks on the roof as well. I cannot tell whether the coating can reduce heat of the house in summer until next summer comes.
The other problem is that the coatng is white while all the roofs are black with singles and tart touch. So my roof now looks strange from our neighbours’. I believe it’s worth to try if you don’t mind the color and the price.
I think Home Depot will have a better deal with the same product.
Henry 887 Tropi-Cool 100% Silicone White Roof Coating is a premium, 100% silicone, moisture-cure coating designed to reflect the sun’s heat and UV rays as well as protect many types of roofs. Now with Dirt Pick-Up Resistance (DPR) Technology, it will keep your roof whiter and brighter longer.
While suitable for use in all climates, the 100% silicone chemistry is especially suited for extreme tropical environments, which are exposed to some of the hottest and wettest weather with intense UV exposure.
It is specially designed to maintain maximum reflectivity of heat and UV rays as it ages. Its moisture-cure chemistry creates a very aggressive chemical bond with the roof, which allows for permanent ponding water resistance, extreme durability, and superior capabilities of sealing and protection.
It is a very tough coating when dry. It is best applied with a roller, but you need to work pretty quickly as it begins to thicken quite soon as it is being applied. If you take too long to roll it out, it becomes a little bumpy, but does not hurt it’s performance.
It is not a cheap coating. It is up to about 3 times the cost of the lesser quality, acrylic coatings. The warranty says 100% limited lifetime warranty while the acrylic state 7 or 10 year limited, depending on the quality of the coating.
It appears to bond very tightly, as mentioned in the description. The roof seems to be firmer then before application. My roof appeared to be about 1/2 dry after 24 hours. Was a little soft in spots.
After 2 days, it appears to be dry and firm, but instructions say complete curing/recoat 28 days after application.
The 100% silicone elastomer as a roof coating seems to be one of the few materials that can hold up in the hot bright sun for years at 4,000 feet, holding a seal on whatever its glued to below. I’ve coated my shallow pitch roll-roofing main roof with it to extend its life rather than pull up the two layers and start over.
The roofing guys say its too shallow for either metal or shingles. I’m hoping it will last another 5 to 10 years with any luck. The white reflective coat has already made my house noticeably cooler this summer.
Rust-Oleum 17 Year Elastomeric Roof Coating provides a high initial reflectivity value of 85%, energy efficiency, long term durability and excellent resistance to weathering and dirt pick-up. This elastomeric roof coating is formulated to meet and/or exceed the standards established in ASTM D 6083.
Rust-Oleum 17 year Elastomeric Roof Coating waterproofs and weatherproofs metal, weathered single ply embranes as well as smooth surface asphalt built-up and odified bitumen roofing substrates. Rain resistant in 2 hours.
Mildew resistant. It is not allowed to send these products via air mode of transportation. Only surface mode of transportation is enabled for them.
Formulated with 100% acrylic elastomeric resin. The coating forms a thick rubber-like blanket of protection that expands and contracts with roofs. It remains flexible from -30 deg. F. to 160 deg. F. for long-lasting protection and provides superior reflectivity to lower interior temperatures and save energy.
Recommended for metal, concrete, foam, brick, flat and barrel cement tiles, and aged aluminum coatings. You must use Kool Seal Kool-Lastik Primer, model No. 34-600, if applying to the following surfaces Built-up roofs, modified bitumen, bonded tar and gravel, rolled roofing, most other asphaltic surfaces, and in ponding water situations.
Cured elastomeric film is mildew and algae-resistant. Soap and water clean up – while wet. Reflects 90% + of the sun’s rays and has energy savings up to 35%. Coverage 80 to 100 sq. ft. per gallon, depending on surface.
Very easy to apply on my rv roof. Make sure you put it on around 50 to 60 degrees as it dries quick. I used a 1/4″ nap roller. My roof is 11 years old & looks almost new now. I put 2 coats on. Put first coat on thin.
Use to protect buildings from the elements for years. Reflects 90-percent plus of the sun’s rays. Forms a thick-rubber-like blanket of protection. Expands and contracts. Protects against moisture. Mildew and algae resistant when cured.
Elastomeric Roof Coating, Base Type Water, Resin Type Water-Based Acrylic, Size 4. 75 gal, Gray, Finish Unfinished, Coverage 100 sq ft/gal, Dry Time 4 to 24 hr, Dry Time Recoat 24 hr, VOC Content 32 g/L, Surface Built-Up, Concrete, Metal Roofs, Modified Bitumen, Weathered Single Ply Roofing, Application Temperature 50 Degrees to 100 Degrees F, ASTM D 6083, CRRC Rated Standards, For Use With Roofs.
In conclusion, elastomeric roof coatings are an excellent option for flat roofs. They provide superior protection against the elements and extend the life of the roof. They are also easy to apply and maintain, and are available in a variety of colors to match your home or business.
